Preparing Your Lot for Winter in Indiana

Last fall, a facility manager over in Carmel called me, breathless. Snow dusted his lot and the parking lines vanished. Cars parked everywhere, a near-miss, and suddenly he needed help. That’s when a lot of folks realize—winter prep isn’t about having a pretty parking lot. It’s about keeping people from getting confused, and worse, hurt.

Here in Indianapolis, we don’t just get cold snaps. We get that freeze-thaw cycle that works like a jackhammer on asphalt. Water gets into cracks, freezes, expands, and by March those tiny cracks are potholes. And the salt and plows? They grind down everything. So yeah, getting your lot ready for winter is a big deal. It takes some planning, but a little work now saves a ton of headaches later.

Get the Lines Right Before It Gets Cold

You want to stripe before the daytime highs dip too low. For standard traffic paint, you’re looking at around 50°F and dry pavement. But we use low-temperature traffic paint that lets us push that window a bit—cold nights still slow down the cure, so we schedule when we see a stretch of mild days. Don’t let anyone tell you that you can’t do line striping before winter. With the right product and timing, it’s perfectly doable.

First things first: paint the stuff that keeps you out of trouble. Fire lanes, ADA stalls and their access aisles, crosswalks, stop bars, directional arrows. When snow pushes on, those are the marks that need to be legible. And we add retroreflective glass beads on top of the wet paint—those little spheres bounce your headlights back at you. So even with a dusting of snow, you can see where you’re supposed to go. High-contrast restriping before winter? It’s not optional. It’s a core part of winter parking lot maintenance around here.

Patch and Seal Before the Freeze Hits

Cracks and potholes are like open wounds. Water gets in, the freeze expands it, and the whole thing blows up. So fall crack sealing and pothole repair before freeze are a big deal. Hot mix asphalt holds up best, but the plants that make it usually shut down by late November around Indianapolis. Even small cracks matter. A hairline crack today can become a frost heave by January. Sealing them with a rubberized crack filler keeps moisture out and buys you a few more seasons.

Keep the Plows from Eating Your Lot

Snow plow damage prevention is a real thing. Steel blades can peel up fresh striping, chip curbs, and mangle signposts. One trick: install snow stakes—those tall reflective sticks that mark islands, curbs, and edges. They show your plow driver where to go (and where not to go). Also, have a chat with your plow contractor about using rubber-edged blades or adjustable shoes. It costs a little more but saves your pavement. And make sure your wheel stops and speed bumps are bolted down and painted bright—otherwise they become invisible targets. Parking lot signage and wheel stops might seem minor, but they’re part of a safe winter setup.

Water, Water Everywhere—Especially When It Melts

Drainage and catch basins get ignored until there’s a pond in your lot. Fall leaf drop in Indianapolis is no joke—leaves pile up against curbs and clog drains. Then when snow melts, the water has nowhere to go. It refreezes overnight into a skating rink. So sweep your lot, clear the catch basins, and check for low spots that pond. It’s a simple but often-forgotten step on any facility winterization checklist.
